What minimum EPC scores are required by region to rent in Belgium?

Comparison of minimum scores by region

All three Belgian regions have adopted similar approaches but with different timelines. The principle is the same everywhere: progressively ban the letting of the most energy-hungry dwellings.

Brussels is ahead of the other two regions. A landlord owning properties in several regions must follow each region’s deadlines separately. The EPC certificate is the reference document.

Brussels: the strictest timeline

Indexation is also conditional on the EPC score since November 2022. An F or G-rated property can no longer be indexed at all, and an E-rated property can only be indexed at 50 %.

In Wallonia, indexation for F and G-rated properties is also frozen. Habitation grants cover part of the energy renovation costs.

Flanders also links the EPC label to indexation. The Mijn VerbouwPremie programme offers grants for energy renovation.

How to anticipate the deadlines

Regardless of where your property is located, the strategy is the same:

  1. Check your EPC certificate. If it does not exist or is expired, have it issued by a certified assessor.
  2. Identify priority works. Roof insulation and glazing replacement offer the best cost-to-improvement ratio.
  3. Apply for regional grants. Each region offers substantial aids (Renolution in Brussels, Habitation in Wallonia, Mijn VerbouwPremie in Flanders).
  4. Plan long-term. Deadlines are approaching. Better to invest progressively than to do everything in a rush.
