The legal framework of EPC in Flanders
Flanders uses the EPC certificate (Energieprestatiecertificaat), equivalent to the Brussels and Walloon EPC. VEKA (Vlaams Energie- en Klimaatagentschap) is the competent authority.
Every property let in Flanders must have a valid EPC certificate (10 years). The label (from A+ to F) must appear in every rental listing and be provided to the tenant upon signing the lease.

Rent indexation is also conditional on the EPC label. Rules are similar to Brussels:

Since 2023, every Flemish dwelling has a Woningpas. This digital passport is accessible via the Vlaamse overheid portal. The landlord must ensure the information is up to date before any letting.

Mijn VerbouwPremie grants
The Mijn VerbouwPremie programme is the main energy renovation aid mechanism in Flanders. Grants are paid after works, on presentation of invoices.

Landlords are entitled to grants on the same basis as owner-occupiers. Applications are made via the Fluvius portal within 24 months of the final invoice.

In practice for the Flemish landlord
Check your EPC label. Consult your property’s Woningpas on the Vlaamse overheid portal. If the certificate is over 10 years old, have it renewed by a certified assessor.
Assess the urgency. If your property is rated F, you have until 2028 to reach the minimum E label. For an E-rated property, the deadline is 2035. Plan works accordingly.
Request an energy audit. The EPC+ audit (in-depth audit) identifies priority works and their impact on the label. It is partially subsidised.
Anticipate works. Lead times increase as deadlines approach. Contractors and materials become more expensive under demand pressure.
