The second reminder is sent when:
- The first reminder went unanswered (7 to 10 days)
- The tenant acknowledged receipt but has not paid
- The tenant requested a delay that has now expired
It is the last amicable step before legal formalisation (registered formal notice).
| Element | 1st reminder | 2nd reminder |
|---|---|---|
| Tone | Courteous, informative | Firm, factual |
| Deadline given | 8 days | 5 days |

Our template includes:
- Reference to the first reminder (date)
- Updated breakdown of amounts due
- Mention of late interest (if clause in lease)
- Final 5-day deadline to regularise
- Explicit announcement: “Failing payment, a formal notice by registered mail will be sent”

After the second reminder without result:
- Formal notice by registered mail (15-day deadline)
- Conciliation at the justice of the peace (free, quick)
- Court summons if conciliation fails
Tip: document every step (dates, copies, proof of sending). This file will be decisive before the justice of the peace.
