In Belgium
Smoke detectors are mandatory in all dwellings in Belgium, across all three Regions. The specific rules vary by Region but the principle is universal: every dwelling must be equipped with functioning smoke detectors.
Regional requirements:
- Brussels: at least 1 detector per floor, installed on the ceiling of hallways and staircases
- Flanders: at least 1 detector per floor, on the ceiling near bedrooms and the staircase
- Wallonia: at least 1 detector per floor level, centrally located
How it works
Installation. The landlord is responsible for installing smoke detectors before letting the property. Detectors must comply with the EN 14604 standard.
Maintenance. The tenant is responsible for testing the detector regularly and replacing batteries (minor maintenance).
Types. Optical (photoelectric) detectors are recommended — they are less prone to false alarms than ionisation detectors. Models with built-in 10-year lithium batteries are increasingly common.
Practical example
Pierre lets a 2-storey house in Namur. He installs 3 smoke detectors: one on each floor (ground, first, second). Cost: 45 EUR total (3 x 15 EUR for EN 14604-compliant detectors with 10-year batteries). The tenant tests them monthly by pressing the test button.
