An electrical inspection (controle electrique / elektrische keuring) is a mandatory examination of a property’s electrical installation. It is carried out by an approved inspection body and results in either an electrical compliance certificate or a non-compliance report.

Triggers: every property sale, every 25 years for existing installations, new installations, and major modifications.

How it works

Process. The inspector visits the property (1-2 hours), checks all electrical components, and produces a detailed report. Cost: 150 to 300 EUR.

Points checked. Earthing, differential protection, wiring (type, age, condition), circuit breakers, socket types, bathroom zones, exterior installations.

Good to know
As a landlord, you are responsible for ensuring the electrical installation is compliant. If a tenant is injured due to a faulty installation, the landlord bears civil and potentially criminal liability.

Practical example

Marc’s rental apartment was last inspected in 2001. The 25-year renewal falls due in 2026. He schedules an inspection (200 EUR). The inspector identifies 2 minor issues (missing covers on junction boxes). Marc rectifies them for 50 EUR, passes the re-inspection, and receives a new certificate valid until 2051.
