A furniture inventory (inventaire mobilier / meubellijst) is a detailed list of all furniture, appliances and equipment provided in a furnished lease. It is appended to the lease and to the property inventory.

The furniture inventory serves two purposes:

  • It confirms what furniture is included in the rental (and therefore in the rent)
  • It serves as a reference for assessing damage or missing items at the end of the lease

How it works

Content. The inventory lists each item with: description, quantity, condition (new, good, fair, worn), and estimated value. Common items: bed frame, mattress, wardrobe, table, chairs, sofa, washing machine, refrigerator, oven, microwave, curtains, lamps.

Format. A simple table format is sufficient. Photographic evidence is recommended for high-value items.

At lease end. The furniture inventory is compared with the actual state. Missing or damaged items (beyond normal wear) are the tenant’s responsibility. Replacement costs may be deducted from the security deposit.

Good to know
Without a furniture inventory, the landlord will have difficulty proving what was provided and its condition. Always insist on a detailed furniture inventory when renting a furnished property — both as landlord and as tenant.

Practical example

Claire rents a furnished studio in Brussels. The furniture inventory lists: 1 bed frame (good), 1 mattress (new), 1 wardrobe (good), 1 table + 2 chairs (good), 1 washing machine (fair, 4 years old), 1 refrigerator (good). After 2 years, the exit check reveals the mattress is stained and 1 chair is broken. Deduction from deposit: 200 EUR (mattress) + 60 EUR (chair) = 260 EUR.
