  • A single lease with a joint liability clause better protects the landlord: all flatmates are responsible for the full rent. Separate leases give more autonomy to each flatmate but complicate management for the landlord.

  • No, but it is strongly recommended for the landlord. Without it, each flatmate is only responsible for their share of the rent. With it, the landlord can claim the full rent from any flatmate.

  • It is not mandatory but strongly recommended. The flatmate agreement regulates communal living (cleaning, noise, shared spaces) while the lease governs the relationship with the landlord.

  • By an addendum to the lease signed by all parties (landlord + former and new flatmates). The addendum changes the signatories without creating a new lease. With a joint liability clause, the departing flatmate remains liable unless a release clause applies.
