9 years minimum. The commercial lease is governed by the law of 30 April 1951. It can be concluded for a longer period but never less than 9 years. The pop-up lease (max 1 year) is an exception in Flanders and Brussels.

Yes, the tenant is entitled to 3 renewals of 9 years (total possible: 36 years). The request must be made by registered letter or bailiff's writ between the 18th and 15th month before expiry. The landlord has 3 months to respond.

The tenant can terminate at each triennial period (3, 6 years) with 6 months' notice by bailiff's writ or registered letter. The landlord can only terminate under very strict conditions provided by law.
