Lease registration in Wallonia combines two levels. Registering the lease contract remains a federal formality, but its content is governed by the Walloon Region:

  • Federal: the FPS Finance receives a copy of the contract via MyRent.
  • Regional: the primary residence lease in Wallonia follows the decree of 15 March 2018 (Walloon Housing Code).

This regional framework specifies the mandatory clauses of the Walloon rental contract: duration, inventory of fixtures, annexes, and EPC-based indexation.

For the national framework: lease registration guide.

Who must register the lease in Wallonia?

  • Landlord: legal obligation, 2 months from the date of signing.
  • Tenant: may do it themselves if the landlord delays.

For a primary residence lease in Wallonia, registration is free. As with any lease in Belgium, only certain leases (second residence, commercial lease, office) are subject to a 0.2% fee. Register the contract as soon as it is signed: it is free, fast, and protects both landlord and tenant.

Where to register a lease in Wallonia?

In 2026, 99% of registrations are done online via MyRent. For complex cases requiring a physical counter, the FPS Finance has regional offices in Namur, Liege, Charleroi, Mons and other major cities.

The procedure is identical across all three regions. Comparison: registration in Brussels.

Walloon lease template

Before registration, you need a lease compliant with the Walloon decree:

  • Walloon lease PDF — ready-to-sign template, 2026 compliant.
  • Word template — for customisation before signing.
  • Student lease or short-term lease — adapted versions available.

For a Walloon template download: Walloon primary residence lease.

Always verify that the template includes:

  • The monthly rent amount (rent excluding charges, itemised if applicable)
  • The duration and termination conditions
  • The indexation clause (to allow rent indexation on each anniversary date)
  • The rental guarantee amount
  • The mandatory annexes (Walloon EPC, regional rules)

Lease registration often goes hand in hand with other procedures specific to Wallonia:

Rental guarantee in the Walloon Region

The Walloon rental guarantee generally corresponds to 2 or 3 months’ rent depending on the method:

  • Blocked bank account: the standard form (2 months).
  • Rental guarantee loan: public assistance for tenants on modest incomes (via the Walloon Housing Fund).
  • Guarantee form: the document to complete depending on the chosen method.

Full details: rental guarantee in the Walloon Region.

Indexation and registration

Without registration, rent indexation on an unregistered Walloon lease is simply prohibited. A landlord who forgets to register their Walloon lease loses the right to index, even if the EPC is excellent.

See: indexation and unregistered lease.

Consequences of an unregistered lease in Wallonia

An unregistered Walloon lease deprives the landlord of several rights:

  • No rent indexation.
  • The tenant may leave without a long notice period.
  • The lease is not enforceable in the event of a property sale.
  • Difficulty invoking the contract clauses before the justice of the peace.
