Walloon legal framework for lease registration
Lease registration in Wallonia combines two levels. Registering the lease contract remains a federal formality, but its content is governed by the Walloon Region:
- Federal: the FPS Finance receives a copy of the contract via MyRent.
- Regional: the primary residence lease in Wallonia follows the decree of 15 March 2018 (Walloon Housing Code).

Who must register the lease in Wallonia?
- Landlord: legal obligation, 2 months from the date of signing.
- Tenant: may do it themselves if the landlord delays.
For a primary residence lease in Wallonia, registration is free. As with any lease in Belgium, only certain leases (second residence, commercial lease, office) are subject to a 0.2% fee. Register the contract as soon as it is signed: it is free, fast, and protects both landlord and tenant.

Route 1 — MyRent (online, recommended)
- Log in to myminfin.be with your identity card or itsme.
- Open the MyRent application.
- Upload a copy of the contract in PDF format.
- Attach the annexes (inventory of fixtures, Walloon EPC).
- Submit — immediate confirmation receipt.
Route 2 — Walloon registration office
The FPS Finance has regional offices in Wallonia. Check the relevant office for your municipality (Namur, Liege, Charleroi, Mons, etc.).

The contract may be sent by registered mail to the competent registration office.

Indexation and registration
Without registration, rent indexation on an unregistered Walloon lease is simply prohibited. A landlord who forgets to register their Walloon lease loses the right to index, even if the EPC is excellent.
