Why register your lease online?

Lease registration is a legal obligation in Belgium. The contract must be registered within two months of signing. After this deadline, the landlord may face penalties.

Four reasons to do it online:

  • Speed: 5 to 10 minutes on average, without travelling to a registration office.
  • Proof of registration automatically generated (acknowledgement by email).
  • Free for a primary residence lease.
  • Traceability: digital copy of the contract stored securely.

How to register a lease online

Via BailBelgique in 2026:

  1. Create your account on BailBelgique (free).
  2. Import or draft the lease (up-to-date 3-region templates).
  3. Sign electronically with the tenant (eIDAS legal).
  4. Click “Register”: we prepare the file.
  5. Receive the acknowledgement from FPS Finance by email.

This also includes registration of annexes (inventory, EPC). Via MyMinfin alone, the steps are similar but without the templates or integrated electronic signature.

Registration by region

Registration is federal via FPS Finance, but the lease clauses depend on the region:

  • Brussels: same procedure but lease must comply with the Brussels code.
  • Wallonia: Walloon decree of 15 March 2018.
  • Flanders: Flemish decree.

Fees and proof of registration

Online lease registration in Belgium remains free for a primary residence lease. Only commercial and non-primary residence leases carry fees of 0.2%.

Proof of registration takes two forms:

  • An entry in your personal MyMinfin space.

Keep this proof for at least the entire duration of the lease.
