Net rent is the core of the lease. It is the amount written in the contract as the landlord’s remuneration, excluding all service charges.

Net rent is the reference for:

Net rent plus charges equals gross rent.

Good to know
For investors, “gross yield” is calculated on annual net rent (excluding charges), not gross rent. Charges are not the owner’s income — they cover common expenses.

Practical example

A lease states: “Monthly rent: 850 EUR. Charge provisions: 100 EUR.” The net rent is 850 EUR. This is the amount indexed, used as reference for the guarantee (1,700 EUR for 2 months), and compared to the indicative grid.
