Grants by region
In Wallonia, the Habitation grant covers up to EUR 6/m² for roof insulation, with a bonus when works are carried out by a contractor. In Flanders, the MijnVerbouwPremie can reach EUR 8/m² depending on the applicant’s income. In Brussels, RENOLUTION grants offer higher amounts for low-income households, up to 50% of the total cost.
In all cases, the insulation must achieve a minimum R-value (typically 4.5 m²K/W) and the works must be invoiced by a registered professional.
Obligations for landlords
Since 2023, Flanders requires a minimum EPC label for rental properties. Dwellings rated F or G must be renovated according to a progressive timeline: minimum label D by 2030 and label C by 2040. Roof insulation is often the most cost-effective measure to improve the EPC score.
In Brussels, a valid EPC certificate is mandatory for every rental listing. In Wallonia, the landlord must provide the EPC certificate to the tenant before signing the lease.
