There are three main types: air-to-air (cheapest but least efficient), air-to-water (most common for renovations) and geothermal (most efficient but requiring drilling). For a rental property, air-to-water offers the best compromise.

Taking into account grants (approximately €4,000 in Wallonia, €4,500 in Brussels), an air-to-water heat pump pays for itself in 8 to 12 years. The main gain for the landlord is indirect: a better EPC score increases the property’s value and attractiveness on the rental market.
