How the reference grid works

The Brussels reference rent grid is a tool developed by the Rent Observatory of the Brussels-Capital Region. It provides a reference rent based on market data.

The grid is updated annually. It is indicative: the landlord is not obliged to follow it, but the tenant has a remedy if the rent is manifestly excessive.

Calculating the reference rent

Steps

  1. Go to the Brussels-Capital Region website
  2. Enter the address of the property
  3. Specify the floor area, number of bedrooms, EPC
  4. Obtain the reference rent (with min/max range)

Reference rent examples (2026)

Property typeMunicipalityEPCReference rent
1-bed flat 50 m2IxellesC780-850 EUR
2-bed flat 75 m2SchaerbeekD850-950 EUR
2-bed flat 80 m2UccleB1,000-1,150 EUR
Studio 30 m2Saint-GillesE550-650 EUR

The EPC has a significant impact: a property rated B sits 10-15% above one rated E, for the same location and floor area.

The tenant’s remedy

Deadline to act2 months after conclusion of the lease

Information obligation

The landlord must state in the lease:

  • The rent of the previous lease
  • The applicable reference grid

[!important] Legal point A landlord who fails to mention the previous rent in the lease may face an administrative fine. The tenant may request this information at any time.

Practical use of the grid

Use the grid as a starting point to set your rent. Stay within a +/- 10% range to avoid disputes. If your rent is higher, justify it by the condition of the property, fittings or recent works.

Create your lease online compliant with Brussels obligations and manage your properties with a rental management software.

Frequently asked questions

  • It is an online tool developed by the Brussels-Capital Region that calculates a reference rent for each type of dwelling, based on location, floor area, number of bedrooms, EPC score, and condition of the property. It is indicative, not binding.

  • No, the grid is indicative. However, the tenant can apply to the justice of the peace within 2 months of signing the lease if the rent exceeds the reference rent by more than 20%. The judge may then reduce the rent.

  • Visit the Brussels-Capital Region website, enter the characteristics of the dwelling and obtain the reference rent. Set your rent within a range of +/- 10% around this amount to avoid disputes.
