Coliving is rapidly developing in major Belgian cities (Brussels, Antwerp, Ghent). Unlike traditional co-tenancy between individuals, coliving is operated by a professional company providing furnished accommodation with integrated services.

Coliving differs from co-tenancy on several points:

  • Professional operator: the company is the landlord, not an individual
  • Included services: cleaning, wifi, insurance, furniture, sometimes gym or coworking
  • Flexibility: leases often shorter, 3 months to 1 year
  • All-inclusive: rent typically includes all charges as a flat rate

Belgian law has no specific regime for coliving. Depending on circumstances, it may be classified as a primary residence lease, furnished lease or accommodation agreement.

Coliving prices are generally higher than traditional co-tenancy (600-900 EUR/month for a room in Brussels), but include all services and eliminate the hassle of shared management.

Practical example

Alex, a young consultant arriving in Brussels, signs a coliving contract for 780 EUR/month all-inclusive: furnished 18 m2 room, access to shared kitchen, lounge, terrace and coworking space. Weekly cleaning and wifi included. The contract is for 6 months, renewable.
