Peripheral neighbourhoods continue to offer the best gross yields thanks to still-affordable purchase prices. Anderlecht (5.2%), Molenbeek (4.9%), Saint-Josse (4.7%), Schaerbeek (4.3%) and Forest (4.1%) make up the top 5.

Ixelles (3.1%) and Uccle (2.8%), on the other hand, attract through long-term capital gains rather than cash flow.

Net yield: the hidden costs

Gross yield doesn’t tell the whole story. You need to deduct property tax, non-recoverable charges, insurance, management fees and rental vacancy. On average, net yield represents 60 to 70% of gross yield.
