Why a specific short-term template?
A standard rental contract does not cover the specifics of a short-term lease:
- Precise duration of 3 years or less.
- Explicit mention of “short-term lease” (mandatory).
- Adapted notice periods (3 months with reduced compensation).
- No triennial periods, unlike the 9-year lease.
- Automatic reclassification rules beyond 3 years.
A generic template could be reclassified as a 9-year lease, with all the consequences for the landlord.
What the template contains

The amendment must be signed by both parties and registered with the FPS Finance within 2 months if the original lease was registered.

- Sign by all parties with the mention “Read and approved” and initials.

Termination and extension
To terminate the lease before its end:
- Tenant: 3-month notice period, 1-month compensation in the first year.
- Landlord: only for personal occupation or major works.
If the tenant leaves the property after an early termination, the notice must be served by registered letter.
For extension, a written amendment before the expiry date is required. Beyond 3 cumulative years, automatic reclassification as a 9-year lease applies.
