Joint liability clause: The joint liability clause binds all co-tenants: each is liable for the full rent. This is the standard. You may opt for a several liability clause (each pays only their share), but landlords rarely accept it.

Individual departure clause: Expressly provide that each co-tenant may give notice individually. Without this clause, the departure of a single co-tenant is legally complex.

Replacement clause: Set out the procedure: the departing co-tenant proposes a replacement, the landlord has X days to accept or refuse (with reasons), and an addendum is signed.

Charge allocation: Specify whether charges are fixed or actual, and how they are split (equal shares, proportional to room size, etc.).
