First steps in case of water damage

Water damage in a rented dwelling requires a quick response to limit the damage and protect the rights of each party.

Emergency procedure

  1. Shut off the water supply if the leak is accessible
  2. Mop up and protect belongings (elevate furniture, cover with tarpaulin)
  3. Notify the landlord immediately (phone then in writing)
  4. Document the damage: photos, videos, inventory
  5. Report the claim to the insurance within 8 days

Do not

  • Do not undertake repairs before the expert’s visit
  • Do not throw away damaged items without documenting them
  • Do not accuse a party without having identified the source of the leak

Special cases

  • Co-ownership: if the damage originates from common areas (roof, risers), the building manager engages the co-ownership insurance

Claim procedure

  2. Send the claim to the insurance within 8 days
  3. Await the expert’s visit
  4. Do not begin repairs before the expert’s approval
  5. Keep all invoices

Repairs at the tenant’s expense

  • Replacement of defective appliances (washing machine)
  • Cleaning and restoration following an overflow
