Social housing rent calculation

Principle

The rent is calculated using a formula that takes into account the household’s income and the dwelling’s value. It generally does not exceed one third of income.

Calculation example

1,200 EUR250-350 EUR
1,800 EUR350-500 EUR
2,500 EUR450-650 EUR

Service charges

In addition to rent, the social tenant pays: building common charges, individual consumption (water, electricity, gas), and the rental deposit (capped).

Rights and obligations of the social tenant

Rights

  • Occupy a dwelling meeting habitability standards
  • Benefit from repairs by the housing company
  • Participate in tenant assemblies
  • Request a transfer to a more suitable dwelling

Obligations

  • Pay rent and charges on time
  • Occupy the dwelling as primary residence
  • Maintain the dwelling (minor repairs)
  • Report any change in situation (income, household composition)
  • Not sublet

Social lease termination

The housing company may terminate the lease in case of: sustained exceeding of income ceilings, non-occupation of the dwelling, serious neighbourhood disturbance, persistent rent arrears. For private-market tenants, see our guides on the lease and contract and rights and obligations.

Frequently asked questions

  • The main conditions are: income below the regional threshold, not owning a property, being registered in the population register, and meeting the Region's specific conditions.

  • Waiting times range from 2 to 10 years depending on the Region, municipality, and size of dwelling requested. Brussels has the longest waiting times (5-10 years on average).

  • The rent is calculated based on the household's income and the size of the dwelling. It is generally well below the private market (30 to 60% cheaper).
