The rental deposit is a blocked amount that covers potential rental damage or unpaid rent. It is returned at the end of the lease if no breach is recorded.

  3. Guarantee via the public welfare centre

Regional caps

In Brussels, the rental deposit is capped at 2 months’ rent, regardless of its form.

In Wallonia, the deposit may reach 2 months on a blocked account or 3 months via a reconstituted bank guarantee.

In Flanders, the cap was raised to 3 months’ rent in 2019.

Release requires the written agreement of both parties or a court ruling. Always keep proof of the entry and exit inventory of fixtures.
