A rent is objectively too high when it exceeds comparables by 15-20% for an equivalent property. It is subjective: a renovated property with a good EPC naturally commands a higher rent.

In all 3 regions: triennial revision

Every 3 years, the tenant may request a rent revision if the rental value has dropped by more than 20%. The request is made by registered letter to the landlord, then to the judge if refused.
