In Belgium
The land registry (cadastre) is the official inventory of all real property in Belgium. Managed by the Measurement and Valuation Administration (Administration Mesures et Evaluations) of the FPS Finance, it records every plot of land and building, along with their physical characteristics, use, surface area and owner.
The registry serves as the foundation for:
- Determining the cadastral income of each property
- Calculating property tax (precompte immobilier)
- Providing property data for tax returns
- Settling boundary disputes and urban planning matters
How it works
Consultation. Property owners can access their cadastral data via the MyMinfin portal of the FPS Finance. Information available includes: plot number, surface area, cadastral income, and owner details.
Updates. The registry is updated following cadastral transfers: sales, divisions, mergers, new constructions, demolitions, or changes of use.
Cadastral plan. The cadastral plan is a map dividing the territory into sections, parcels and sub-parcels. Each parcel has a unique identifier used in all property documents.
Practical example
Before purchasing an apartment in Ghent, Karim checks the cadastral data on MyMinfin. He finds: plot reference 14257-B-0345, CI of 1,050 EUR, total surface 85 m2. This CI will serve as the basis for his future property tax and tax return obligations.
