Minimum deposit for rental investment
The minimum deposit is 20% of the purchase price (NBB guideline), plus notary fees (~2%) and registration duties (12-12.5%). In total, you need approximately 35 to 45% of the property price as upfront capital. For a 200,000 EUR property, that is 70,000 to 90,000 EUR.

Regional specifics
Brussels-Capital Region
Registration duties are 12.5%. Brussels properties are more expensive, requiring larger absolute deposits. The Ordinance of 27 July 2017 does not affect deposit requirements.
Wallonia
Registration duties are 12.5%. Lower property prices make Wallonia the most accessible region for first-time investors. The Decree of 15 March 2018 does not impact deposit requirements.
Flanders
Registration duties are 12% for investment properties (reduced from 12.5%). The Flemish Housing Rental Decree of 9 November 2018 does not affect deposit requirements, but EPC renovation obligations may require additional budget.
