Why Belgian compliance is critical
Belgian regional decrees
Since the 2014 regionalisation, three frameworks coexist: Wallonia (decree of 15 March 2018), Brussels Capital Region (ordinance of 27 July 2017) and Flanders (Vlaams Woninghuurdecreet of 2019). A lease generated with a French template risks having certain clauses declared null and void.
Health index vs IRL
Belgian rent indexation follows the health index published by Statbel. Rentila uses the French IRL. Applying the IRL to a Belgian lease creates errors every year. Over a 9-year lease, cumulative discrepancies can reach several hundred euros.
EPC caps
Since the decree of 31 October 2023, Wallonia caps the indexation of properties with low energy performance (E, F, G). Brussels applies similar rules. Rentila does not handle these caps.
Rentila: strengths and limitations
Strengths
Mature French product used by thousands of landlords. Freemium version available. Polished interface, active community. A solid tool for renting in France.
Limitations for Belgium
French legal framework (ALUR law, 3-year standard lease, French notice periods). IRL indexation instead of Belgian health index. No regional Belgian specificities. No Dutch-language version (essential for Brussels and Flanders). Manual corrections required, leading to time loss and error risk.
BailBelgique: Belgian specialisation
BailBelgique is designed exclusively for Belgium: lease templates compliant with WAL/BXL/FLA (automatic switch by region), integrated Belgian health index, EPC mentions and regional caps handled automatically, FR and NL support, active Belgian legal monitoring, MyRent registration assistance and dispute templates.
No manual corrections needed. The landlord does not need to consult a lawyer for each lease.
Pricing: transparent comparison
BailBelgique costs 24.90 EUR/month all-inclusive with unlimited properties. Rentila offers a freemium model with paid tiers. The hidden cost of non-compliance (1-2 hours per contract to correct, legal risk, cumulative indexation errors) often exceeds the price difference.
Who is BailBelgique for? Who is Rentila for?
BailBelgique: landlords in Belgium, FR/NL bilingual, automatic compliance, fixed rate for 1-10 properties.
Rentila: landlords in France, French-speaking without NL needs, with time available to verify clauses.
Pricing: BailBelgique pricing. Create a lease: create a lease online. Full management: online rental management.
