A furnished lease is a rental agreement for a property equipped with sufficient furniture for immediate occupation. This free PDF template includes all legally required clauses in Belgium.

The furnished lease template includes:

  • Party identification: landlord and tenant (name, address, national register number).
  • Property description: address, surface area, number of rooms, floor, cellar, parking.
  • Lease duration: start date, duration, renewal conditions.
  • Rent and charges: monthly amount, charge provisions, payment method.
  • Rental deposit: amount (2 or 3 months depending on region), constitution method.
  • Furniture inventory: detailed list as mandatory annex.
  • Property inspection: entry and exit inspection procedures.
  • Specific clauses: furniture maintenance, replacement, insurance.

The mandatory furniture inventory

The inventory is the cornerstone of a furnished lease. It must list:

  • Every piece of furniture and equipment per room.
  • The condition of each item (new, good condition, worn).
  • The estimated value or purchase price.
  • Dated photos for each room.

An incomplete or missing inventory exposes the landlord to reclassification as an unfurnished rental, losing the pricing advantage.

Furnished-specific clauses

Beyond standard clauses, a furnished lease must include:

Furniture maintenance

The tenant is responsible for routine maintenance. The landlord remains responsible for normal wear and replacement of defective equipment.

Replacement and repair

A clause detailing who pays what: minor repair (tenant), equipment replacement (landlord unless tenant at fault).

Insurance

The tenant must take out home insurance covering the landlord’s furniture. The landlord keeps their property insurance.

Return

At the end of the lease, the tenant returns the furniture in the condition described in the inventory, less normal wear.

Differences by region

Brussels

Rental deposit: 2 months maximum (3 months with bank guarantee). Mandatory regional annexes: indicative rent grid.

Wallonia

Rental deposit: 2 months maximum (3 months with bank guarantee). No mandatory rent grid.

Flanders
