Maintenance certificate

Certificate contents

After each maintenance, the technician issues a certificate including:

  • Date of the intervention
  • Type and brand of the boiler
  • Combustion analysis results
  • General condition of the installation
  • Any recommendations

Forward the certificate

The tenant must forward a copy of the maintenance certificate to the landlord. At the end of the lease, the absence of a certificate may justify a deduction from the rental deposit.

Practical tips

For the tenant

  1. Schedule maintenance at the start of the heating season (September-October)
  2. Use a certified technician (list on the regional website)
  3. Keep all certificates
  4. Report any anomaly to the landlord immediately

For the landlord

  1. Include a mandatory maintenance clause in the lease
  2. Request a copy of the certificate each year
  3. Plan boiler replacement if it is more than 15-20 years old
  4. Check compliance during the property inventory

Replacement cost

Replacing a boiler costs between 3,000 and 8,000 EUR depending on the type. This is a major repair at the landlord’s expense. For tax aspects, see our guide on rental taxation.
