Negotiation is easier when the landlord has an urgent need to let (property vacant for a long time) or when the rental market is in your favour.

For lease rules, see our guide on leases and contracts.

Effective arguments

Market arguments

  • Comparable rents in the neighbourhood (online listings)
  • Downward local market trend
  • High vacancy rate in the building or neighbourhood
  • Poor EPC score (high energy charges)
  • Necessary works not carried out
  • Missing or outdated equipment
  • Nuisances (noise, neighbourhood)

Negotiation technique

Preparation

  1. Research comparable rents in the neighbourhood
  2. Identify the property’s defects
  3. Prepare a strong application
  4. Set a realistic target (5-10% reduction)

During negotiation

  • Stay courteous and professional
  • Present your arguments factually
  • Offer counterparts (longer lease, early payment)
  • Do not show excessive interest in the property
  • Give the landlord time to think (do not pressure)

Alternatives to a rent reduction

Negotiating other aspects

If the landlord refuses a rent reduction, negotiate other benefits:

  • Renovation works before moving in
  • Furniture or appliances included
  • Reduction of the rental deposit (to the legal minimum)
  • Landlord covering certain charges
  • First indexation postponed

Rent review during the lease

At the end of each three-year period, the tenant can request a rent review from the justice of the peace if circumstances have changed (market decline, property deterioration).

For your steps, see our guides on tenant rights and leases and contracts.
