The golden rule: publish on at least 3 platforms simultaneously. Each platform reaches a different audience. The combination of Immoweb + Zimmo + Facebook covers the majority of the Belgian market.

The choice of platform also depends on your location. In Flanders, Zimmo and 2dehands have a strong audience. In Brussels, Immoweb dominates. In Wallonia, ImmoVlan and Immoweb are the references.

Immoweb: the market leader

Immoweb is the most visited real estate platform in Belgium with over 3 million monthly visitors. For rentals, it is the go-to for the majority of prospective tenants.

The cost of an individual listing (around EUR 99 for 2 months) is easily offset by the reduction in vacancy time. One less week of rental vacancy pays for the investment.

To maximise effectiveness on Immoweb: 15+ quality photos, complete description, realistic rent, quick response to enquiries. See our guide on writing a good listing.

Other noteworthy platforms

Zimmo

Zimmo aggregates listings from multiple sources and offers good visibility, especially in Flanders. Basic registration is free for individuals. It is an excellent complement to Immoweb.

ImmoVlan

ImmoVlan (Rossel/Sudpresse group) has a strong audience in Wallonia and Brussels. Individual plans are affordable (~EUR 49/month).

Facebook Marketplace

Free and effective for reaching young tenants (25-35 years). The listing is shareable, which broadens distribution. Downside: enquiries are often less qualified, with more requests that lead nowhere.

Local Facebook groups

Groups like “apartments to rent in [city]” are very active in major cities. Publish directly in these groups as a supplement to your listing on the platforms.

Agency websites (if agency-managed)

If you use an agency, your listing will be published on Immoweb via the agency’s professional account + the agency’s own website. The cost is higher (1 month’s rent + VAT) but the service is comprehensive.

Timing: publish all listings on the same day, preferably a Monday or Tuesday morning (maximum traffic during the week). Plan to respond to the first enquiries within 24 hours.

Tracking: monitor view and enquiry statistics on each platform. If a listing generates few views after 1 week, improve the photos or revise the rent.

Photos: the same quality photos serve for all platforms. Invest in photos once and reuse them everywhere.

A rental management software helps you centralise enquiries received from all platforms and coordinate viewings.

Frequently asked questions

  • Immoweb is the most visited platform in Belgium for rentals. However, publishing on several platforms (Immoweb + Zimmo + ImmoVlan + Facebook) maximises visibility and speeds up the tenant search.

  • Immoweb offers packages for private individuals from approximately EUR 99 for 2 months. Premium packages (featured listing, more photos) cost more. Free listings are available on some alternative platforms.

  • No. The landlord can publish directly on all platforms. An agency typically charges 1 month's rent + VAT for the letting service. Managing it yourself saves this commission.
