Average time to find a tenant in Belgium
How long does it take to find a tenant in Belgium? Average time by Region, influencing factors and strategies to speed up the search.
Average durations by property type and location
The duration of the tenant search varies considerably depending on location and property type:
| Area | Studio | 2-bedroom apartment | House |
|---|---|---|---|
| Brussels centre | 2 - 3 weeks | 3 - 4 weeks | 4 - 6 weeks |
| Brussels outskirts | 3 - 4 weeks | 4 - 6 weeks | 5 - 8 weeks |
| Major cities (Antwerp, Ghent, Liege) | 3 - 5 weeks | 4 - 6 weeks | 5 - 8 weeks |
| Medium-sized towns | 4 - 6 weeks | 5 - 8 weeks | 6 - 10 weeks |
| Rural area | 6 - 10 weeks | 8 - 12 weeks | 8 - 14 weeks |
These averages assume a market-rate rent, a property in good condition and a correct listing. An overpriced or poorly presented property can remain vacant much longer.
Each additional week of vacancy costs approximately 25% of the monthly rent (lost rent + fixed charges). See our guide to avoiding rental vacancy.
Factors influencing the duration
| Factor | Impact | Improvable |
|---|---|---|
| Price compared to market | Very strong | Yes — market study |
| Listing quality / photos | Strong | Yes — professional photos |
| EPC score | Growing | Yes — renovation |
| General condition of the property | Strong | Yes — refresh |
| Season | Moderate | Partially |
| Location (transport, shops) | Strong | No |
| Number of distribution platforms | Moderate | Yes |
The most impactful factor is the price. A difference of EUR 50 above market rate can double the search time. See our guide to estimate the right rent.
Strategies to speed up the search
1. Publish as soon as you receive the notice. Do not wait for the tenant’s departure. With their consent, organise viewings during their occupancy.
2. Multiply the platforms. Immoweb, Zimmo, ImmoVlan, Facebook Marketplace at a minimum. Each platform reaches a different audience. See our guide on which platform to choose.
3. Invest in photos. Quality photos attract 3 to 5 times more enquiries than a listing without photos.
4. Organise group viewings. A single 2-hour slot with 5-8 candidates is more efficient than individual viewings over 2 weeks.
5. Respond quickly. A candidate contacts on average 5 properties simultaneously. The first landlord to respond has a decisive advantage.
Warning signs and adjustments
| Signal | Duration | Recommended action |
|---|---|---|
| Few enquiries | 1 - 2 weeks | Improve the listing and photos |
| Enquiries but no viewings | 2 - 3 weeks | Check the rent, facilitate time slots |
| Viewings but no applications | 3 - 4 weeks | On-site problem (condition, odours, noise) |
| No viewings after 4 weeks | 4+ weeks | Lower the rent by 5-10% |
If your property has not rented after 6 weeks despite a market-rate rent and a good listing, the problem is probably the property itself: general condition, EPC, nuisance. An investment in refurbishment or EPC renovation may be necessary.
A rental management software helps you track the application pipeline and quickly identify bottlenecks.

On average 3 to 6 weeks in urban areas (Brussels, Antwerp, Ghent, Liege) and 6 to 12 weeks in rural areas. The duration depends on the rent, condition of the property, EPC score and quality of the listing.
-
February to May and September to October are the most favourable months. Demand drops in summer (July-August) and in December. Properties near universities are best let in August-September.
-
If after 4 to 6 weeks there are no viewings, the rent is probably too high. A reduction of 5 to 10% can unblock the situation. Before lowering the price, first check the quality of the listing and photos.
