Planning an EPC renovation

Renovating a rental property’s EPC requires rigorous planning. Unlike an owner-occupied property, you must coordinate works with tenant occupancy, lease deadlines and grant applications.

The first step is to know your current EPC score and the target score. The target depends on the regional timeline: aim for at least a D score to be compliant until 2035 in most regions.

An energy audit is essential before starting works. It identifies the most effective interventions and their optimal order. Consult our guide on priority insulation works.

The best time to renovate is between tenants: no coordination to manage, free access to the property, no rent reduction to negotiate. If the property is occupied, plan the least intrusive works first.

Optimal financing combines three sources:

  1. Own funds: the portion not covered by grants and loans

Tenant management during works

If the property is occupied, coordination with the tenant is crucial:

Works feasible with tenant in place:

  • External roof insulation (sarking)
  • Glazing replacement (window by window)
  • Heat pump installation (if outdoor space available)

Works requiring tenant departure:

  • Internal wall insulation
  • Complete bathroom/kitchen renovation
  • Full heating system replacement

Formalise everything in writing: a lease addendum or works agreement specifying the duration, hours, any compensation and reinstatement conditions. The tenant cannot be forced to leave the property without their agreement (unless a works clause exists in the lease).

After the works

New EPC certificate: essential to prove the improvement and unlock indexation. Have it issued as soon as works are complete.

Rent update: during a lease, the EPC improvement does not automatically justify a rent increase. However, blocked indexation is recovered. At tenant changeover, the new rent can reflect the improvement.

Document retention: invoices, grant certificates, old and new EPC certificates. These documents are needed for tax deductions and in case of inspection.
