Management. Small portfolios (1-3 properties) are typically self-managed. Larger portfolios benefit from rental management software or professional property management.

Belgian tax authorities may reclassify a large rental portfolio as a professional activity if management is intensive and systematic. This triggers professional income taxation (up to 50% + social contributions) instead of the favourable cadastral income system.
