- Regional expertise: the agency must master the legislation of the region where your property is located
- Transparent fees: clear breakdown of management commission, letting fees and additional costs
- Track record: references, online reviews, number of properties managed

Before signing a management mandate, verify:
- IPI registration number - check it on the official register
- Professional liability insurance - mandatory for all agents
- Detailed fee schedule - what is included vs billed separately

Wallonia
In Wallonia, the Decree of 15 March 2018 governs lease requirements. Choose an agency familiar with Walloon-specific lease annexes and obligations.
Flanders
In Flanders, the Flemish Housing Rental Decree of 9 November 2018 requires Dutch-language documentation. The agency must be able to produce all documents in Dutch and master Flemish rental law.
