Overview of renovation grants in 2026
Energy renovation of the rental stock has become a political priority in Belgium. With the ban on EPC G rated properties in Wallonia from 2028 and the EPC-indexation link in Brussels, landlords are incentivised — or even compelled — to renovate.
To support this transition, the three regions and the federal government offer grants that can be combined. The total amount can cover 30 to 50% of the renovation cost depending on the works and the region.
Regional grants, federal deductions and property tax reductions can be combined. A Walloon landlord can benefit from Renolution grants + accelerated tax deduction + EPC A-B property tax reduction.
Wallonia: increased Renolution grants
Wallonia offers the most generous grants for landlords in 2026:

20% bonus if the property moves from EPC G to EPC D or better in a single phase of works. The application is made online on the Renolution portal before the works begin.
Brussels: new EPC grant for landlords
Brussels introduces in 2026 a specific grant for landlords who improve the EPC of their rental property:
- Upgrade from EPC E/F/G to EPC C or better: grant of EUR 5,000 to 15,000 (depending on EPC improvement)
- Upgrade from EPC D to EPC B or A: grant of EUR 3,000 to 8,000
- Conditions: property rented for at least 1 year, registered lease, certified before/after EPC
This grant is in addition to existing Brussels RENOLUTION grants (insulation, heating) and specifically aims to unblock the situation of EPC E-G rated properties whose indexation is blocked.
A Brussels landlord with an EPC F rated property loses ~EUR 500/year from blocked indexation. The renovation grant (EUR 5,000-15,000) + the higher rent (10-15% for an EPC C) makes the renovation profitable in 3-5 years.
Flanders: increased Mijn Verbouwpremie
Flanders increases the Mijn Verbouwpremie by 20% for rental properties in 2026:

Flanders does not impose a minimum EPC score to rent, but the grant is increased if the property reaches EPC A after works (+30% additional). Applications are made via the Mijn Verbouwpremie portal.
Federal accelerated tax deduction
The federal government introduces in 2026 an accelerated tax deduction for energy renovations of rental properties:
- EPC renovation works (insulation, heating, windows) can be deducted over 5 years (instead of the normal depreciation period of 10-15 years)
- Applicable to individuals and companies (SRL/BV)
- Works must be carried out by a VAT-registered contractor and invoiced
- Cap: EUR 25,000 deduction per property per year
For landlords operating through an SRL/BV, this accelerated deduction adds to the normal deductibility of property tax and charges.
Renovation strategy for landlords
To maximise grants and return on investment:
- Start with the energy audit: identify the works with the highest EPC impact per euro spent
- Prioritise roof insulation: best grant-to-EPC-gain ratio
- Apply for grants BEFORE starting the works (mandatory in Wallonia and Flanders)
- Combine the grants: regional grant + federal deduction + property tax reduction
- Plan between tenants: major works are ideally done during a vacancy period
- Get the EPC recertified after works to unlock indexation and increase rent
