Unpaid rent insurance in Belgium: is it worth it?
Should you take out unpaid rent insurance in Belgium? Analysis of cost, coverage, conditions and alternatives for landlords.
Unpaid rent insurance: what is it?
Unpaid rent is every landlord’s nightmare. In Belgium, the recovery procedure can last months, or even over a year if it leads to an eviction application before the justice of the peace. Meanwhile, the landlord continues paying their charges, mortgage and property tax without receiving any rent.
Unpaid rent insurance (also known as Rent Guarantee Insurance or GLI) is an insurance product that compensates the landlord in the event of tenant payment default. It is still relatively uncommon in Belgium compared to France, but is gaining popularity among landlords keen to secure their rental income.
According to industry estimates, fewer than 10% of Belgian landlords take out unpaid rent insurance, compared to over 30% in France. The Belgian market is dominated by a few specialist providers and traditional insurance companies that offer this cover as an option.
Cost and subscription conditions
The premium
The annual premium generally represents between 2.5 and 4.5% of the annual rent including charges. This rate varies according to:
- The tenant’s profile (solvency, type of employment contract)
- The property’s location
- The level of cover (unpaid rent only or unpaid rent + damage)
- Any excess (waiting period)
| Monthly rent | Annual premium (3%) | Monthly cost |
|---|---|---|
| 600 EUR | 216 EUR | 18 EUR |
| 800 EUR | 288 EUR | 24 EUR |
| 1,000 EUR | 360 EUR | 30 EUR |
| 1,200 EUR | 432 EUR | 36 EUR |
Subscription conditions
Most insurers impose strict conditions to accept the risk:
- Solvency check: the tenant must spend less than 33 to 40% of net income on rent
- Type of lease: registered primary residence lease
- Property inventory: a compliant entry property inventory is generally required
- Subscription deadline: the policy must be taken out before or at the time of the tenant’s move-in
Tenants already in payment default cannot be insured. The policy must be taken out before the first missed payment. Likewise, leases not registered on MyRent are often excluded from cover.
What exactly does the insurance cover?
Standard cover
- Unpaid rent: monthly compensation after a waiting period (generally 1 to 3 months)
- Cover duration: 12 to 24 months of unpaid rent maximum depending on the contract
- Legal costs: lawyer, bailiff and justice of the peace procedure fees
- Eviction costs: cost of the eviction procedure if necessary
Optional extensions
- Rental damage: repair of damage not covered by the rental guarantee
- Legal protection: legal assistance and advice throughout the procedure
- Vacancy: compensation if the property remains empty after eviction (rare)
Typical exclusions
- Arrears predating the policy
- Unregistered leases
- Non-compliance with initial solvency conditions
- Claims due to intentional fault by the landlord (unfit property)
Profitability analysis: is it worth it?
The central question is the ratio between the premium paid and the actual risk of non-payment. Let us run the numbers for a concrete case.
Scenario: flat at 800 EUR/month
| Item | Without insurance | With insurance (3%) |
|---|---|---|
| Annual premium | 0 EUR | 288 EUR |
| 6 months’ unpaid rent | -4,800 EUR | Compensated (after 1-month waiting period) |
| Legal costs | ~1,500 EUR | Covered |
| Net loss | -6,300 EUR | -288 EUR (premium) + 800 EUR (waiting period) |
In this scenario, insurance saves the landlord approximately 5,200 EUR. But this calculation assumes non-payment, which does not happen systematically.
Non-payment rate in Belgium
The rental non-payment rate in Belgium is estimated at between 3 and 7% depending on sources and regions. It is higher in Brussels and large Walloon cities. Statistically, a landlord with a single property has a low but non-negligible probability of experiencing non-payment over a 10-year period.
For whom is it worthwhile?
Insurance is particularly relevant if you:
- Own a single rental property (no risk pooling)
- Rent in an area with a high non-payment rate
- Depend on rental income to repay a mortgage
- Rent to a moderate-risk tenant profile
It is less relevant if you:
- Own several properties (self-insurance through diversification)
- Rent to highly solvent profiles (expats, civil servants)
- Have sufficient cash reserves to absorb several months of non-payment
Alternatives to unpaid rent insurance
Insurance is not the only way to protect against non-payment. Here are the common alternatives in Belgium:
Rigorous tenant selection
The best prevention remains rigorous tenant selection. Check income (rent-to-income ratio below 33%), request the last three payslips and the employment contract. This step is free and considerably reduces the risk.
Maximum rental guarantee
Set up the rental guarantee at the legal maximum (3 months via bank guarantee). This is a safety net that covers the first months of non-payment at no additional cost.
Joint surety
A third party (parent, relative) stands as joint surety for the tenant. In case of non-payment, the landlord can turn directly to the guarantor. This mechanism is legal in Belgium provided it is formalised in writing.
Active payment monitoring
A rental management software allows detecting payment delays from day one and automating reminders. The faster the intervention, the higher the chances of recovery.
The most effective strategy combines several of these protections: rigorous selection + maximum rental guarantee + automated payment monitoring. Unpaid rent insurance is an additional layer for landlords seeking maximum protection.
Ultimately, unpaid rent insurance is a useful but not indispensable tool. Its profitability depends on your profile, your assets and the level of risk you are prepared to assume.
Frequently asked questions
-
The annual premium generally ranges between 2.5 and 4.5% of the annual rent. For a rent of 800 EUR/month, expect between 240 and 432 EUR/year. The price varies according to the insurer, tenant profile, chosen coverage and any excess.
-
Some policies include coverage for rental damage not covered by the rental guarantee, in addition to the unpaid rent cover. This extension generally costs 0.5 to 1% of the annual rent on top. Check the conditions with each insurer.
-
In Belgium, the unpaid rent insurance premium is not directly deductible from property income since this is taxed on the basis of the cadastral income (property tax) and not actual rents for residential leases. It may however be deductible if the property is let for professional use and actual rental income is declared.
