The indexation freeze

Since 2022, landlords of EPC E, F and G properties in Brussels can no longer index the rent. EPC D properties are subject to reduced indexation. This measure pushes landlords to renovate and benefits tenants in energy-inefficient properties.

The EPC certificate: a determining criterion

The EPC (Energy Performance Certificate) has become a central criterion for renting in Brussels. It directly influences the rent, energy charges and indexation capacity.

The true cost of the EPC

An EPC F flat at 800 EUR/month with 350 EUR in energy charges actually costs 1,150 EUR. An EPC C flat at 950 EUR with 120 EUR in charges costs 1,070 EUR. The EPC F is therefore more expensive despite a lower advertised rent. Always compare the total cost.

The indicative rent grid
