The Belgian PropTech market has exploded in 5 years. According to the BePropTech-Agoria 2026 report, the sector is now worth 120 million EUR and employs over 1,500 people. Rental is the most dynamic segment.

Electronic lease signing

Electronic lease signing has been legal in Belgium since 2025 thanks to the European eIDAS regulation. Three levels exist:

The qualified signature via Itsme or eID is the most secure. An electronically signed lease can be registered directly on MyRent without printing.

Tenant screening: possibilities and limits

Digital screening of tenant candidates is growing but remains strictly governed by GDPR and anti-discrimination law:

What is permitted:

  • Identity verification (eID copy)
  • Solvency check (last 3 payslips, employment contract)
  • Contacting previous landlords (with the candidate’s consent)
  • Anonymised solvency score (income/rent ratio)

What is prohibited:

  • Consulting the Central Credit Register (reserved for banks)
  • Discriminatory criteria (origin, religion, family situation, disability)
  • Retaining data of unsuccessful candidates (> 3 months)
  • Automated scoring without the possibility of human appeal

Selecting a tenant without discriminating remains a delicate balance between efficiency and respect for rights.

Smart building and rental

Smart building is making its way into Belgian rental, especially in new construction:

  • Temperature and humidity sensors: early detection of problems (mould, leaks)
  • Smart meters: real-time monitoring of energy consumption
  • Predictive maintenance: alerts when equipment needs servicing
  • Connected access: badges, smart locks for managing access
